Green And Quality Of Life Initiatives ...
During the design of Collegiate Village's off campus student apartments, quite a bit of care was taken to create a living environment that is resource smart and energy efficient as well as being comfortable and aesthetically pleasing.
Conserving Resources ...
Collegiate Village was originally an apartment complex built in the early 1950's. It has gone through an adaptive reuse to become a state-of-the-art student community. Since the structures were well built, we were able to reuse the entire building, shell (brick), almost all of the original wood, most of the plaster walls, foundations and even smaller items such as the exterior windowsills. The interior hardwood floors in the living areas are all original and have been restored. By reusing these original materials wherever possible we have conserved resources
Energy Efficiency ...
Where new items and materials have been used, energy efficiency has been a top priority. These include: new energy efficient windows, insulation, all new energy STAR efficient appliances, as well as new high efficiency heating and air conditioning units. Lighting was changed throughout inside and out as well as installing water saving low flow fixtures and high efficiency water tanks.
Preserving Trees And Green Space ...
The site itself is on over 50 acres with many mature trees and open green space. We were very concerned with preserving the character of the site, while improving it. The biggest challenge was designing a storm water retention system for the capture and slow release of water. In order to accomplish this and not disturb trees and green space, we built huge storage tanks under the road, which was being repaved. In addition we created some very natural retention areas without disturbing the landscape.
Quality Of Life ...
Although there are many different definitions of green building, which can vary from the product type to the geographic location, we at Collegiate Village feel that the quality of life and the living environment are core green values.
Light and air are critical to a more pleasing environment, especially in the Northeast. Collegiate Village has very large windows in every apartment. Combined with low buildings, only two stories and lots of green space outside, there is a feeling of openness, light and circulation rarely found in new developments today. In fact the density (students per acre of land) at Collegiate Village is about half of comparable properties.
In the center of the community is a large green space which we are developing as the Campus Commons. Two hundred eighty (280) new trees are being added as well as walkways and recreational areas, seating areas and Wi-Fi to complete the Collegiate setting. Residents park only steps from their apartments. During construction, low VOC paint was used.
Other Points ...
Transportation van service as well as public transportation is available at the site. The location of Collegiate Village is close to all area colleges, universities, shopping and downtown, entertainment, cultural attractions and the medical corridor. All apartments are sprinklered and Collegiate Village is a gated community.
